The short answer is it takes, on average, around six to seven months* from the day your home goes on the market to the day you hand over the keys.

The average UK home takes roughly 185 to 216 days from first listing to completion, which is about six to seven months. Within that, most sellers find a buyer in around 33 to 38 days, then spend a further 12 to 16 weeks progressing from accepted offer to completion.* 

Put simply: 

  • Listing to offer accepted: about 5 weeks 

  • Offer accepted to exchange: about 8 to 12 weeks 

  • Exchange to completion: about 1 to 2 weeks 

  • Total: about 6 to 7 months

1. VALUATION AND PREPARATION: 1 TO 2 WEEKS

The national average is around 33 to 38 days, but this is the stage you have the most control over.

Price is the single biggest lever. Homes priced correctly from day one consistently sell faster than those that launch high and reduce later, because the first two to three weeks of listing generate the most viewings.

3. OFFER ACCEPTED TO EXCHANGE: 8 TO 12 WEEKS

This is the longest stage and the one most sellers underestimate.

It covers the buyer's mortgage application and valuation, local authority searches, the survey, and enquiries between solicitors. Additionally, if you have a property chain, this can extend the timeline as nothing exchanges until every party in the chain is ready.

4. EXCHANGE TO COMPLETION: 1 TO 2 WEEKS

Once contracts are exchanged, the sale is legally binding and the completion date is fixed. One to two weeks is standard, though it can be same-day if everyone agrees.

  • Chains. Every additional link adds delay, because the sale moves at the pace of the slowest party.

  • Leasehold. Flats typically take longer than freehold properties due to leasehold information packs adding further weeks to the legal stage.

  • Gather your paperwork upfront. Title deeds, guarantees, building regulation certificates, planning permissions and management packs if required. Missing documents are one of the most common causes of delay.

  • Answer enquiries quickly. A 48-hour turnaround on solicitor questions can make a difference to the final completion date.

  • Consider your chain position. Chain-free sellers, or those willing to move into rented accommodation, can complete in as little as 8 to 10 weeks.
